The real estate operations are conducted through RASMUSSENGRUPPEN AS’s wholly owned subsidiary AVANTOR AS and its subsidiaries (hereinafter referred to as Avantor), which has extensive experience in residential development as well as the development, ownership, and management of commercial properties. For many years, Avantor has focused particularly on further developing Nydalen in Oslo as a vibrant urban center with environmentally friendly solutions.
As of December 31, 2025, Avantor owns approximately 260,000 square meters of commercial property. Avantor manages its own properties. The developed property portfolio is primarily located in Nydalen, Oslo.
Avantor also owns 100% of the shares in Avantor Slemmestad AS (AS). AS owns significant land areas in Slemmestad in Asker Municipality, where a transformation from an industrial area to an attractive coastal town in the inner Oslofjord is planned. The area plan for Slemmestad allows for the development of approximately 1,300 apartments and about 55,000 square meters of gross floor area for commercial use. Around one-third of the development potential in Slemmestad has detailed zoning approval. In 2025, presales began for the apartments in the Vaterlandskvartalet 1 and Vaterlandskvartalet 2 project. Construction of these two residential buildings has started.
In addition, the company owns an unregulated development plot in Tønsberg and a regulated plot in Kristiansand.
Avantor’s development portfolio has a total development potential of approximately 230,000 square metres in addition to what is currently under construction, of which approximately 90,000 square metres has detailed zoning approval. The development portfolio is primarily located in Nydalen, in addition to the aforementioned development potential in Slemmestad.
Sustainability
Environmental focus has been central ever since Avantor began the development of Nydalen in the early 1990s. Sustainability is an ongoing project with continuously increasing ambitions and constitutes a core part of the company’s real estate development. Avantor was the first private real estate company in Norway to be environmentally certified under ISO 14001 and is a key player in the Green Building Alliance. In 2023, Avantor developed a new sustainability strategy for 2024-2026, which includes environmental aspects, social responsibility and corporate governance. The strategy focuses on material sustainability goals that Avantor can have the greatest impact to, based on a double materiality analysis.
